Sutphin Senior Housing Lottery Application Opens

As Sutphin Senior Housing & Clinic nears completion in Jamaica, Queens, we are delighted to announce that the housing lottery application is now live at New York State Homes and Community Renewal's Housing Search website. Digital and paper applications are available in 13 languages, and the application deadline is October 31, 2025.

About Sutphin Senior Housing & Clinic

Located in the rapidly developing Special Downtown Jamaica District, Sutphin Senior Housing provides 173 supportive and affordable apartments for seniors (age 62 or older). The housing lottery will make 120 of the units available to seniors with incomes at or below 50% of the area median income. All units will have a project-based Section 8 rental subsidy, and tenants will pay 30% of adjusted gross income toward rent.

Sutphin Senior Housing is Breaking Ground's second building expected to achieve Passive House certification, a rigorous residential energy use standard that also provides key benefits for senior residents - comfortable and exceptionally quiet indoor environment, fresh filtered air delivered directly to every unit, and energy efficient construction and fixtures. 

Key architectural touches include entrances and corridors that embrace active design principles, specially design outdoor garden spaces, and features that accommodate mobility challenges in common areas. Building amenities will include 24-hour security, on-site resident manager, computer lab, outdoor/garden space, medical suite, laundry onsite, fitness room, community/multi-purpose room, and a library space. The building will also be home to a Federally Qualified Health Center operated by our partners at the Community Healthcare Network.
